The land, bordering the sewage works on Marsh Green Road at Gillow Heath, has now been included after the secretary of state for housing judged 12 acres of land previously earmarked along Biddulph Valley Way needed to be removed due to be being ‘unsound’, and suggested the Gillow Heath land as one of his prefered options to replace it.

The Local Plan is a plan for the future development of the local area, drawn up by the Local Planning Authority. It guides decisions on whether or not planning applications can be granted. The Local Plan is necessary to prevent speculative and uncontrolled development. Without a Local Plan developers can appeal any planning application refusal which leaves towns vulnerable to predatory development. The Local Plan for Staffordshire Moorlands will shape how the district develops over the next 14 years by identifying sites and policies for housing, employment, open spaces and setting development and retail boundaries.

In order for the Local Pan to be accepted the authority have to demonstrate that they can deliver the necessary housing allocation and in order to achieve this in Biddulph the housing densities on the allocated development land at Wharf Road and Tunstall Road were increased and the land at Gillow Heath was removed from the greenbelt.
